A promised fixed return on investment is Riba

Is it a condition for continuous charity that it is done by a person before his death? For example, should he build a mosque before his death? Spending Riba-based interests on one’s personal affairs

I gained 46,000 as interest on invested money at a Riba-based bank. Now I deeply regret having done that and want to repent to Allaah for this deed.
Should I pay that amount in charity?

Heirs’ disposal of real estate without each others’ permission
